What is the minimum number of nights we can stay?
Two day minimum ordinarily. Three day minimum over designated holidays.

Is the deposit refundable?
A Rental Deposit of $150.00 is required at the time of reservation. If reservation is canceled within 2 weeks of occupancy, and we are able to re-rent for same time frame, then rental deposit will be returned within 15 days. Otherwise, the Rental Deposit converts to a Damage Deposit upon check-in and is returned within 15 days of check-out provided there are no damages beyond normal wear and tear.

Do you accept pets?
 Well-behaved and house broken dogs may be allowed with prior approval from owners, but, note, that size, quantity, and breed type will be taken into consideration. Also, a pet deposit of $25.00 per dog is non-refundable. For longer rentals beyond 1 week, this deposit is subject to change. Prescribed companion animals are allowed for tenants with disabilities.

How far is it to the nearest boat launch? Yes, there are 5 boat launch / marinas nearby as well as the Lake Tawakoni State Park with boat ramps, picnic areas and beaches.

What is check in and check out time? Check in time is 2 p.m. and Check out time is 11 a.m. Must receive approval from owners for early or delayed check in / check out times.

Do you provide bed linens?
Yes, the bed is fully made with clean sheets, blankets and a comforter. We do not provide daily maid service but there are extra bed linens provided for bed, and extra sleeping areas should you need them.

Do you provide towels?
Yes, we provide clean towels and washcloths but we do suggest that you bring your own beach towels.

Is the Tree House non-smoking?

Smoking is allowed on the deck and other outdoor areas. There is NO smoking indoors.

Do you have TV?
There are 2 TVs (one in the bedroom, the other in the living room). Both have DVD / VCR players and access to Direct TV. 

When is check in and check-out?
Normal check-in is 2 p.m and check-out is 11 a.m. If you are interested in early check-in or late check out, please call a few days before your arrival date If other guests are scheduled, we ask that you honor the usual check-in and check-out times. This allows us to prepare the Cabin for the next guest.

Are you on the water? 
We are on a cove of Lake Tawakoni.  When it's full, we have 200 feet of shoreline and are able to boat in and out and some guests tether their boats on the shore.  You can call to confirm current water level conditions.

Where can we clean our fish? 
There is an outdoor fish cleaning station near entrance to garage. We also can provide electric knife, in case, you forgot cleaning tools.

Will anyone be living below us or beside us?

No, the Tree House is a garage apartment. It is detached from the main house and is a good distance away, so, you should not be disrupted by us. 

Is this vacation rental handicap accessible?

The only access is by an exterior staircase. 


"Five family members plus myself enjoyed a 3 night mini vacation in the tree house. It is fully equipped and very comfortable. We loved the scenic front deck for relaxing, bar-b-ques. My 4 yr old grandson even enjoyed a swim in his blow up pool on the deck. The back yard leading to the shoreline was very well maintained. A relaxing private area as well. "The Tree House was a wonderful place to stay. There were 6 of us that stayed there. The house was furnished with everything we needed and even some extras. The deck is very nice to sit out on in the evening. Access to the lake was just a few feet away with a private cove on the property where my boys fished, swam and went out in the paddle boat. The host were extremely nice and kind. We were there the weekend of July 4th, They provided a wonderful fireworks show and allowed my boys to participate with them. POLICIES / RENTAL RULES (Lake Tawakoni Tree House)

Please read the policies carefully! Failure to adhere to the policies may result in a forfeiture of your entire security deposit.

1. CHECK-IN TIME IS AFTER 2 P.M. CST AND CHECK OUT IS 11:00 A.M. CST.  Early Check-ins and / or late checkouts require owner's approval in advance.
2. We are unable to rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent.
3.  RESERVATION/DAMAGE DEPOSIT- A reservation / damage deposit of $150.00 is required. This must be received within (3) days of booking the reservation. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (15) days of departure, provided the following provisions are met.

a. No damage is done to cabin or its contents, beyond normal wear and tear.

b. No charges are incurred due to contraband or pets during stay.

c. If no additional unpaid rent or chargeable services are incurred during the stay. All charges accrued during the stay are due to be paid prior to departure.

d. All debris, rubbish and discards are placed in refuse containers and soiled dishes are placed in the dishwasher and cleaned. One load of towels are to be started in the washer. After checkout, we will transfer to dryer.

e. All keys for door and gate are left in the lock box & cabin is left locked.

f.  No linens are lost or damaged.

g. No items are missing from the premises. In some cases, we may provide loaner items for your stay. These items are to be returned to premises.

h. No Early check-in or late check out without owner’s prior approval.

4. RENT PAYMENT – An advance payment equal to 50% of the rental rate is required 30 days before arrival. The advance payment will be applied toward the cabin rent. We issue PayPal Invoices only at this time. PayPal accepts payment through all major credit cards including Visa, Mastercard, American Express and Discover. The BALANCE OF RENT is due thirty (30) days before your arrival date. For reservations made within 2 weeks of check in, we require deposit and rent paid in advance.
5.  CANCELLATIONS – A two (2) week notice is required for cancellation. Cancellations that are made more than two (2) weeks prior to the arrival date will incur no penalty except if deposits were made via credit card. All credit card cancellations are subject to a 5% Cancellation fee.  Cancellations or changes that result in a shortened stay, that are made within two (2) weeks of the arrival date, forfeit the full advance payment and damage/reservation deposit. Cancellation or early departure does not warrant any refund of rent or deposit.
6.  MONTHLY RESERVATION CANCELLATIONS – Monthly renters must cancel sixty (60) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least thirty (30) days prior to check-in.
7.  MAXIMUM OCCUPANCY- The maximum number of guests per cabin is limited to six (6) persons.  Rental charge is based on occupancy of  four (4) persons.  An additional charge or $10.00 per person per night for guests in addition to four (4) will be assessed. THIS PROPERTY REQUIRES A TWO (2) NIGHT MINIMUM STAY; three (3) nights during holidays.
8. HOLIDAY RENTALS - Since longer minimum stays are required during holiday periods, guests who choose to rent for less than three nights, do so with the understanding that the guest will be charged the three-night rate.
9.   INCLUSIVE FEES – Rates include a one-time linen-towel setup.
10.  NO DAILY MAID SERVICE – While linens and bath towels are included in the cabin along with washer and dryer, daily maid service is not included in the rental rate however is available at an additional rate. We suggest you bring your own beach towels. We do not permit towels or linens to be taken from the cabin.
11. RATE CHANGES – Rates subject to change without notice for future rentals other than the one you are contracting for..
12. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
13.  WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.
14.  PARKING  –  Vehicles are to be parked inside gate on property. There is ample parking on gravel for any vehicles and recreational vehicles you may bring along. Parking on the road is not permitted.  Any illegally parked cars are subject to towing by Home Owner’s Association; applicable fines/towing fees and is the sole responsibility of the vehicle owner.
15. This is a NON SMOKING cabin, under no condition is anyone allowed to smoke inside cabin. If you smoke on the property or deck, you are responsible for disposing of ashes, cigarette butts and debris in a safe manner.
16. WEATHER CONDITIONS – No refunds will be given for weather related conditions, acts of God, or road conditions.  Travel at your own risk. We do recommend guest consider obtaining a “travel insurance” policy from 3rd party if this is a concern.  
17. LIABILITY - This cabin is privately owned; the owners are not responsible for any accidents, injuries or illness that occur while on the premises or during use of furnishings, equipment or transportation vehicles, whether leased, rented or borrowed. The Homeowners are not responsible for the loss of personal belongings or valuables of guest(s). By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises, furnishings, equipment or transportation vehicles to themselves or others whom they invite to use the premise.
18. PETS ARE PERMITTED WITH PRIOR APPROVAL ONLY.  $25.00 per pet, non-refundable fee applies.  All pets must be kept on leash at all times.  Pet owners are responsible for cleaning up of any/all pet refuse.  Pets are not allowed on furniture or beds at any time.  Any evidence of pets on furniture or beds may incur extra cleaning fees.  All pets must be up to date on rabies vaccinations and all other vaccinations.  Heart worm preventative is highly recommended.  All pets are to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival.  Fleas and tick are very rampant in this area and can cause harmful / fatal illness to humans and pets.  All items above are the sole responsibility of the pet owner. The Lake Tawakoni Tree House owners assume no responsibility for illness or injury that may incur to pets or humans while on the premises. Pets should not be left alone during the day inside the cabin, unless crated. Please feel free to bring your pets crate along.
